Mazer's Building
Construction is underway at the former Mazer’s building on Green Springs Highway to make room for multiple new retailers, including an Ollie’s Bargain Outlet.
The former building of Mazer Discount Superstore, located at 816 Green Springs Highway, is being renovated to make room for a number of new tenants. Chris Hoyt, the president of Dunn Real Estate, confirmed that one of the new stores will be Ollie’s Bargain Outlet.
Ollie’s is a national franchise that sells overstock, closeout and salvage items including housewares and sporting goods. The store’s inventory will change depending on seasons and what it can purchase from other retailers. Dunn is managing the renovations and Hoyt said they are aiming to open the new store in June. Ollie’s will fill 30,000 square feet of space.
Dunn bought the property in late 2011, and Hoyt said the company has spent a lot of time and money in redesigning it. They already brought in one new tenant, Pep Boys auto parts store, which inhabits a freestanding building on the property.
During Mazer’s occupancy, Hoyt said they increased the amount of building square footage. This became a problem for the renovations because there was actually too much square footage under one roof.
“We have reduced the square footage of the building footprint by over 100,000 square feet and have thus improved parking and traffic flow for delivery vehicles,” Hoyt said.
There is now 180,000 square feet of leasable space, and Hoyt said about 60 percent of that is already leased or has a deal near completion. He did not release the names of retailers currently in negotiations, but he said one possible tenant was a grocery store. The space is being marketed toward businesses that want to have their retail and warehouse space in the same location.
“Once all of the construction is completed, the property will have the look and feel of a new retail development,” Hoyt said.
