A proposed condominium building on Firefighter Lane in Edgewood was unpopular with residents at Thursday's Board of Zoning Adjustments hearing.
Eyester Legg Development presented the plans for the condo building, which include about 28 units ranging from one to three bedrooms, as well as 56 covered, underground parking spots. The individual condo floor plans vary between 1,390 and 1,830 square feet.
The development was put before the BZA board with a number of requests to allow exemptions on how far the building must be set back from the road. This included 30-foot setbacks from Firefighter Lane and Huntington Road, as well as 14-foot setbacks on the left and right side of the building.
Along with the size of the building, BZA members and residents were also concerned about the impact the condos would have on stormwater runoff issues, which already cause occasional flooding on Huntington and Lancaster Roads. Other developments and small stormwater sewer lines cause part of this problem, but Eyester Legg must prove to the BZA that they have taken sufficient measures that stormwater will not be worsened once the condos are built.
The city recently contracted with Walter Schoel Engineering for a hydrologic study around Huntington Road and Bonita Drive due to the existing flooding issues.
The BZA ultimately decided to carry over the issue until its October meeting due to questions about water flow, traffic impact and whether the case presents sufficient reason to grant the requested setback variances.
Additionally, the BZA carried over a request for setback variances for a new residence to be constructed at 131 East Hawthorne Road. The owners are asking for a 1-foot variance on the left side of the house and a 5-foot variance on the right side of the house, with the same setback variances for an accessory structure.
While the lot is an unusual shape and is narrower at the back than the front, the BZA wanted time for the property owner to consider redesigns that would reduce the number of needed variances.
The BZA also:
- Approved a 9-foot front setback variance request for 224 Crest Drive, where the owners are expanding their front porch.
- Approved a 12.4-foot front setback and a 1.4-foot left setback variance request for an addition to the garage and porch at 1821 Lake Ridge Road.
- Approved a 2.9-foot right side setback variance request at 1010 Highland Road to expand the existing home.
- Approved a 1-foot right side setback variance at 221 Edgewood Boulevard for the home's chimney. BZA Vice Chair Brian Jarmon opposed the request in a 4-1 vote.
The BZA next meets Oct. 4.
